Tri-Pointe

Atwell is a Master Planned Community/Development (1,543 total acres) which includes over 4,500 units including single family, multifamily, for sale products, 36.8-acres of commercial sites, 28-acres of school sites, 76.6-acres of park sites, and 418 acres of open space in Banning, CA.
ADG prepared Master Plans for streetscape areas, entry monuments, parks, and open-space/trail systems. The streetscape areas (over 10 miles of planned streetscapes), included streetscapes and medians, enhanced landscape neighborhood edges and entry corners with a highly adaptive plant palette to accommodate for high heat, cold and wind conditions. The entry monuments (in 8 key locations), included Modern farmhouse/Agrarian in-style at each key location, designed in hierarchical fashion to provide primary and secondary monumentation. The interior parks (16 total parks, 81.25 acres),
included both public and private amenities including aquatic facilities, playgrounds, exercise stations, sports fields, and court facilities. The Open-Space Trail Systems (over 15 miles of trails), included
440-acres of open space for exercise, trail connections, realigned Smith Creek drainage corridor, and over 15 miles of trails featuring overlooks, picnic areas, dog parks, decorative stream and waterfall features, water quality basins and habitat restoration.
